When you walk into a beautiful home, insurance probably isn’t the first thing on your mind. You’re thinking about the kitchen, the backyard, and where everyone will gather. But getting answers about coverage early can make the rest of your decision feel much clearer.
Start With the Specific Home
Once you’re seriously considering a property, contact an insurance agent or broker about that address. A general online estimate is a starting point. You’ll want to find out whether coverage is available for the home itself, what information the insurer needs, and what the proposed policy would cost.
Keep a small folder with the listing, property details, and questions. If you don’t know an answer about the home, flag it for follow-up instead of guessing on an application.
Compare What You’re Getting
A lower premium is only one part of the comparison. Ask about deductibles, coverage limits, exclusions, and how a claim would be handled. California’s Department of Insurance recommends comparing coverage as well as price. Have the insurance professional explain the differences in plain language before you choose.
A useful question is: “What important situations would this policy leave me paying for myself?” Write down the answer, along with anything that would require separate coverage.
Keep Your Lender in the Conversation
Share the proposed coverage and cost with your lender. Ask whether it meets the loan’s requirements and whether it changes the payment estimate you’ve been using. Confirm what still needs to happen before coverage can take effect, including any inspection or documentation the insurer requests.
Make It Part of Your Decision
Put insurance beside the other questions you’re already asking about condition, monthly costs, and timing. If the options are more complicated than expected, give yourself room to understand them before making commitments.
My goal is to help you feel informed at every step. If you’re beginning your search, let’s organize the questions early so you can spend your home tours thinking about the life you want to build there.
